Decommission and liquidation
Broom-clean handback of the old suite, with furniture resold, donated or recycled and a weight-based diversion report for your sustainability file.

Overview
How this scope works
The lease does not end when the last truck leaves. Most Houston leases require the suite returned broom-clean, with tenant improvements, signage, cabling and anything abandoned removed. Getting that wrong is the difference between a returned deposit and a restoration invoice from the landlord.
We sort what is left into four streams: resale, donation, recycling and landfill. Resale value offsets the decommission cost, donation produces a receipt for your finance team, and everything is weighed so you get a diversion report rather than a vague claim about being green.
What is included
- Removal of abandoned furniture, fixtures and tenant signage
- Cable pull from ceiling and floor voids where the lease requires it
- Sorting into resale, donation, recycling and landfill streams
- Certified data destruction for drives and media, with certificates issued
- Broom-clean finish and a landlord handback walk with your facilities lead
- Weight-based landfill diversion report for your sustainability reporting
How we run it
- 01
Read the lease
We check the make-good clause with your property team so the scope matches what the landlord can actually require at handback.
- 02
Value what is left
Systems furniture, task seating and conference tables are appraised for resale. Anything with value is priced before it is treated as waste.
- 03
Strip and sort
Crews strip the suite, separate streams on site, and pull cabling and signage. E-waste and data-bearing media go under a separate custody log.
- 04
Hand back
Final clean, landlord walk, and delivery of the diversion report, donation receipts and destruction certificates.
Why clients pick it
Resale offsets the cost
Late-model benching and task chairs hold real value in the Houston secondary market, and that credit comes back to you.
Documentation for finance
Donation receipts, destruction certificates and a weighed diversion report, not a promise.
One crew, two jobs
The same team that moved you out strips the suite, so nothing is left in dispute between two contractors.
Deposits protected
Handback is walked against the lease clause with your facilities lead, and photographed.
What drives the price
| Factor | What it means |
|---|---|
| Square footage stripped | Sample planning range: $0.85 to $2.10 per square foot depending on how much stays behind and how much cabling must come out. |
| Cable pull | Abandoned cable removal is priced per floor and is often the single largest line in a make-good scope. |
| Resale value | Late-model systems furniture in good condition can return 8 to 18 percent of original cost, credited against the scope. |
| Data destruction | Priced per drive or per pound of media, with certificates issued by serial. |
Sample decommission figures for planning. Resale credits depend on brand, age and condition and are confirmed after an on-site appraisal.
Questions
Decommission and liquidation: common questions
Not answered here? The full FAQ has twenty-six more.
Read the full FAQIn most Houston leases it means the suite is empty of tenant property, swept, with tenant signage and tenant-installed fixtures removed, and any damage beyond fair wear repaired. The exact wording is in your make-good clause, which is why we read it before scoping.
Often yes. Late-model benching, height-adjustable bases and branded task seating hold value. We appraise on site, market it, and credit the proceeds against the decommission scope.
Yes, for drives and media, with certificates issued by serial number. Anything that leaves the site data-bearing travels under the same chain-of-custody process we use on IT relocations.
A weighed breakdown of where everything went: resale, donation, recycling and landfill, in pounds. It is what your sustainability or ESG reporting needs, and it is only credible if the material was actually weighed.

Book the survey before you book the date
Freight elevator windows in downtown towers are commonly reserved four to six weeks out. The survey is what tells you whether your date is real.
