Moving in Downtown Houston
Downtown is the strictest submarket in Houston for after-hours access. Building engineers are charged to your account by the hour once you are outside normal dock times, and we build that into the plan rather than letting it land on your invoice as a surprise.
Street-level staging is almost never available. We plan for dock-to-elevator-to-floor with a staging zone inside the building, which means tighter truck waves and a supervisor permanently on the dock.
Access rules that apply here
- Freight elevator windows are typically 6:00 pm to 6:00 am on weeknights and all day Saturday
- Most towers require a certificate of insurance five business days ahead, naming the owner and manager as additional insured
- Dock heights are standard 48 in with levellers; a few older buildings need a lift gate
- The tunnel system is not a move route: everything goes through the loading dock

Twelve weeks for anything above 50 seats. The constraint is rarely our crew availability, it is the freight elevator: downtown Houston towers are commonly booked four to six weeks out, and in peak lease-turnover months that stretches further.
Usually yes. Most Houston tenants under about 40,000 square feet move Friday evening to Sunday afternoon and open Monday. Larger footprints are phased across consecutive weekends by floor or by department.
Freight car dimensions and hours, dock height and truck limits, door widths, the distance from truck to lift at both ends, stair flights, floor loading where equipment is involved, seat counts, linear feet of filing, and every item that is not a desk or a chair.
